Policies 

YMCA Student Accommodation ensures all residents have access to a telephone service that is exclusively managed by an external provider.

Providers vary between locations. For more information on plans and the providers, please click on the links below.

Rental Payments

After the initial payment is made, rent is paid monthly in advance. Rent is due on the 1st of each month. Rent payments can only be made through the DEFT system over the internet or telephone. An Australian bank account is required when making DEFT payments. DEFT information can be obtained on arrival. Special arrangements can be made for payments via credit cardStudent Registration Accommodation Agreement.

Residential Tenancy Agreement

Each resident at YMCA Student Accommodation is required to sign a Residential Tenancy Agreement for a period of 12 months. A copy of the Residential Tenancy Agreement can be downloaded below.


Breaking your Agreement (lease break)

A lease break occurs when all residents in an apartment are considering moving out before the end of their lease expiry date. In this scenario residents must consult with a Resident Relations Specialist so that they can assist in process and explain any rights and responsibilities under your Residential Tenancy Agreement. A lease requires residents to do the following:

  • Contact your Resident Relations Specialist at YMCA immediately to discuss your options
  • Pay a lease break fee (equivalent to two weeks rent)
  • Pay $50.00 for YMCA to advertise the apartment – refunded if you find the new resident
  • Continue to pay full rent until the date the new person moves into the apartment or the lease end date (whichever comes first)

Your bond will be returned to you after the new resident has moved in and only if you have paid rent to date and the apartment has been left clean and tidy.

Should you choose to do a lease break there will be approximately one week needed for cleaning etc from when you vacate until the new resident can move in.

Guests staying with residents

YMCA understands that from time to time you will have guests visit and staying over.

Residents must advise reception of their guest and residents must be present when they have guests staying with them.

  • Residents in a one bedroom apartment are welcome to have a guest stay for two weeks per semester.
  • Residents in a twin share or two bedroom apartment are welcome to have up to two guests stay for two weeks per semester.

  Car Parking

  • College Square on Lygon has on-site parking available at an overnight or per calendar month charge.
  • College Square on Swanston parking can be arranged by visiting the University of Melbourne Parking Office. All residents of College Square on Swanston have access to use this car park.
